In addressing the need for decent housing, developers face challenges in setting selling prices that align with the purchasing power of the community. This study aims to analyze the investment feasibility and selling price of housing in the Devankaland area, launched in 2023 by PT. Sintesa Citra Abadi. The study uses investment feasibility analysis methods through Net Present Value (NPV), Internal Rate of Return (IRR), Payback Period (PP), Profitability Index (PI), and sensitivity analysis to assess the financial viability of the housing project. The results show that the investment in the Devankaland housing area is feasible with a positive NPV of IDR 1.043.564.378, an IRR of 31% which is greater than the Minimum Acceptable Rate of Return (MARR), and a PI of 1.23, indicating project feasibility. Sensitivity analysis shows that the project remains feasible with a maximum cost increase of 15%, a sales decrease of up to 5% and an interest rate increase of up to 7.5%. Regarding the selling price, considering the consumers' ability to pay, the company can generate revenue of IDR 20,455,400,000 with a profit of 87.97%. In conclusion, the Devankaland housing project is financially feasible in terms of both investment and selling price, although attention must be given to sensitivity factors that could affect its financial viability</em></p>2026-10-31T10:20:09+00:00##submission.copyrightStatement##https://www.ejournalwiraraja.com/index.php/FT/article/view/4039ANALISIS PENGARUH DINDING BATA MERAH TERHADAP KINERJA STRUKTUR BANGUNAN TINGKAT RENDAH MENGGUNAKAN PUSHOVER2026-10-31T11:53:40+00:00Revival Rizki Novtan Telaumbanuarevivalrizkynovtan@gmail.comSudarno P Tampubolonsudarno.tampubolon@uki.ac.idAgnes Sri Mulyaniagnes.mulyani@uki.ac.id<p><em>Indonesia, which is located in the Pacific Ring of Fire area, is one of the countries that is prone to earthquakes. Therefore, the building is planned not to endanger residents. The rigidity of the structure is taken into account to make the structure safer and stronger and limit the movement of the structure. The influence of red brick walls in building design in addition to having aesthetic value in the building, brick walls also play a role in providing rigidity to the building structure, this can be proven from the value of the period in which the walled portal structure X = 0.075 and Y = 0.057 compared to the portal X = 0.656 and Y = 0.574. The maximum deviation of the portal in the direction of X=31.158 and Y=18.337 while the walled portal X=0.204 and Y=0.112 and both models are within the safe limit. However, during an earthquake, the building structure will be classified in several places so that the building no longer behaves linear but non-linear. One of the methods used is Pushover analysis with the help of the ETABS V21 program. The results of the analysis showed that the displacement occurred for the portal in the direction of X = 135.88 mm and Y = 85.13 mm while the walled portal was X = 84.01 mm and Y = 33.76 mm. So the rigidity of red brick walls affects the stability and safety of the structure longer than the portal alone. However, both building models are at the Immediate Occupancy (IO) level , which is that the damage caused by the earthquake is very small.</em></p>2026-10-31T10:27:24+00:00##submission.copyrightStatement##https://www.ejournalwiraraja.com/index.php/FT/article/view/4356ANALISIS KELAYAKAN FINANSIAL PERLUASAN AREA PARKIR STASIUN KERETA CEPAT HALIM MENGGUNAKAN COST-BENEFIT ANALYSIS2026-10-31T11:53:41+00:00Novika Candra Fertilianovikacandraf@mercubuana.ac.idYunita Dian Suwandariyunita.dian@mercubuana.ac.idRizky Farezi Mony41122110085@student.mercubuana.ac.id<p><em>The need for adequate parking facilities is increasing in line with the growing number of passengers on the Jakarta–Bandung High-Speed Rail at Halim Station. This situation has prompted the need to expand parking capacity from the initial plan of 173 vehicles to 257 vehicles. This study aims to analyse the economic feasibility of the car park expansion project using the Cost-Benefit Analysis (CBA) method. The study employs a descriptive-analytical quantitative approach using secondary project data. The analysis was conducted by calculating the Net Present Value (NPV), Internal Rate of Return (IRR) and Benefit-Cost Ratio (BCR), with a 10-year projection period (2025–2034) and a discount rate of 8 per cent. The results of the analysis show an NPV of Rp173,202,604.84, an IRR of 38 per cent, and a BCR of 11.6. A positive NPV, an IRR higher than the discount rate, and a BCR greater than 1 indicate that the project meets the criteria for economic feasibility based on the assumptions and projections used. Consequently, the project to expand the Halim Station car park is deemed economically viable and should proceed. The findings of this study may serve as a basis for decision-making regarding investment in car park infrastructure, whilst taking into account the uncertainty surrounding future revenue projections and operational costs.</em></p>2026-10-31T11:22:12+00:00##submission.copyrightStatement##https://www.ejournalwiraraja.com/index.php/FT/article/view/4446ANALISIS EFEKTIVITAS SISTEM PEMBERIAN SANKSI PELANGGARAN LALU LINTAS (Studi Kasus Implementasi E-Tilang Di Jalan Bypass-Serangan)2026-10-31T11:53:41+00:00Putu Aryastanaaryastanaputu@gmail.com<p><em>This study aims to analyze the effextiveness of the E-Ticket system in enforcing traffic violations on the bypass-serangan road, </em><em> </em><em>denpasar. This study aims to identify hazards, assess risk levels and patterns, and formulate risk-control priorities for 15 work types in the construction of the International Research Center (IRC) and Water Waste Treatment Plant (WWTP) buildings at the University of Lampung. Job Safety Analysis (JSA) was used to break down work steps and identify hazards, while Hazard Identification, Risk Assessment, and Risk Control (HIRARC) was used to assess risk with the AS/NZS 4360:2004 matrix and to formulate controls based on the ISO 45001:2018 hierarchy. Data were collected through a questionnaire validated by five experts and completed by 20 respondents; the probability and severity score of each risk was set from the mean of respondent ratings. The study identified 86 potential risks, consisting of 63 medium risks (73%) and 23 low risks (27%), with no high risks. All severity scores were at levels 1–2, so the maximum risk score was 6, and 53 of the 63 medium risks were a combination of severity level 2 with probability levels 2–3. Nineteen risks with a score of 6 were set as priorities, and electrical hazards formed the hazard group with the highest mean score (5.6). Recommended controls consisted of engineering controls (48.8%), administrative controls (24.4%), PPE (24.4%), and substitution (2.3%), with no elimination option. The study concludes that project risks are low to medium as perceived by respondents under existing controls, and contributes a risk priority list and a mapping of recommended controls to the hierarchy of controls that can serve as a reference for preparing Construction Safety Plans (RKK) in similar building projects.</em></p>2026-10-31T11:51:18+00:00##submission.copyrightStatement##https://www.ejournalwiraraja.com/index.php/FT/article/view/5017STUDI POLA PERJALANAN HARIAN MAHASISWA FAKULTAS TEKNIK UNIVERSITAS SYIAH KUALA BERDASARKAN ASAL DAN TUJUAN2026-10-31T22:11:50+00:00Aqlima Putriputriaqlima@gmail.comSugiarto Sugiartosugiarto@usk.ac.idAlfi Salmannuralfisalmannur@usk.ac.idCut Annisa Widya Sari Masturacutannisawsm@usk.ac.idMuzakir Zainalmuzakirzainal@usk.ac.idDefry Basrindefrybasrin@unsam.ac.id<p><em>Student mobility is crucial to transportation dynamics in Banda Aceh. This study analyzes student travel patterns at the Faculty of Engineering, Syiah Kuala University, focusing on origin-destination characteristics, transport modes, and factors influencing mode choice. A descriptive quantitative approach used data from 36 respondents. Variables covered respondent, travel, mode, and mode-choice factors, including practicality, public transport waiting time, service availability, and comfort. Data were analyzed using descriptive statistics and binary logistic regression in SPSS to identify private vehicle choice. Results showed 94% of respondents were male and 56% were 18 years old. Most students lived with family (58%), in private houses (47%) or boarding houses (36%). All respondents’ destination was Syiah Kuala District, with departures concentrated between 06:30 and 08:00 a.m. Distances ranged from 1 to 30 km, with times of 5–35 minutes. Motorcycles dominated travel modes (97%), while public transport accounted for 3%. Practicality (39%) and long public transport waiting times (17%) were the main reasons for private vehicle choice. Logistic regression showed that practicality, waiting time, service availability, travel time, and comfort influenced private vehicle choice, with practicality most influential, whereas travel distance was not significant. These findings indicate dependence on private vehicles due to limited public transport.</em></p>2026-10-31T22:11:49+00:00##submission.copyrightStatement##https://www.ejournalwiraraja.com/index.php/FT/article/view/5295PENGARUH CAMPURAN LIMBAH ABU SERABUT KELAPA DAN SERBUK CANGKANG KERANG DARA TERHADAP KUAT TEKAN DAN RETAK BETON2026-10-31T22:36:05+00:00Nur Azizah Affandynurazizah@unisla.ac.idHisma Rayahismaraya744@gmail.comBobby Damarabobbydamar@unisla.ac.id<p><em>This study investigated the effects of Coconut Fiber Ash (CFA) as a partial cement replacement and Blood Clam Shell Powder (BCSP) as a partial fine aggregate replacement on the compressive strength and crack characteristics of concrete with a target strength of 25 MPa. A laboratory experimental method was employed using three mixtures: normal concrete (V0), V1 (2% CFA and 5% BCSP), and V2 (3% CFA and 10% BCSP). Cylindrical specimens measuring 150 mm in diameter and 300 mm in height were tested at 7 and 28 days. The evaluated parameters included slump, compressive strength, and crack length. At 28 days, the average compressive strengths of V0, V1 and V2 were 25.50, 32.24, and 29.77 MPa, respectively. Compared with normal concrete, V1 and V2 increased compressive strength by 26.43% and 16.75%, respectively. V1 also exhibited an average crack length of 22.33 mm at 28 days, which was shorter than that of V2 (27.33 mm). Among the mixtures investigated, V1 demonstrated the best performance in terms of compressive strength and crack length at 28 days. These findings provide preliminary evidence of the potential use of CFA and BCSP as alternative materials in concrete production. Further research should investigate a wider range of replacement levels, assess the individual effects of each material, and evaluate concrete durability.</em></p>2026-10-31T22:36:05+00:00##submission.copyrightStatement##https://www.ejournalwiraraja.com/index.php/FT/article/view/5415ANALISIS PERILAKU SIKLIK DAN KAPASITAS DISIPASI ENERGI BAMBOO BUCKLING-RESTRAINED BRACES (B-BRB)2026-10-31T23:13:18+00:00I Putu Ellsa Sarassantikaiputuellsas@gmail.comI Ketut Yasa Bagiartabagiarta2017@warmadewa.ac.idI Putu Deny Surastika Aditamadeny.aditama@warmadewa.ac.id<p><em>Bali Province is characterized by a high level of seismic hazard, while the dominant building typology consists of low-rise structures with a maximum height of four stories, consistent with regional spatial planning regulations and local architectural practices. Although seismic forces acting on low-rise buildings are generally smaller than those experienced by high-rise structures, the risk of structural damage remains significant due to the limited availability of economical and easily implementable seismic energy dissipation systems in the domestic construction market. This condition contributes to the low adoption of seismic damping technologies and continued reliance on imported devices. This study aims to develop a conceptual model of a Bamboo Buckling-Restrained Brace (B-BRB) as a low-cost and sustainable seismic energy dissipation system suitable for low-rise buildings in Bali. Bamboo is selected as the primary material due to its abundant availability, rapid growth, and favorable strength-to-weight ratio, making it a promising candidate for locally sourced seismic damping devices. The research methodology includes the formulation of a conceptual and mechanistic model of the B-BRB and the derivation of fundamental equations for determining its design dimensions. Numerical modeling using Finite Element Analysis (FEA) was conducted to evaluate the structural response of the device under displacement-controlled lateral cyclic loading conditions up to a story drift of ±2.5%. The simulation results demonstrate that the B-BRB with a target axial capacity of 75 kN exhibits a highly stable and symmetric hysteretic response without experiencing premature global buckling or severe pinching behavior. The device achieves a cumulative energy dissipation capacity of 4,500 kN·mm at the peak cycle, with a gradual lateral stiffness degradation from 3.5 kN/mm to 2.9 kN/mm, and an average equivalent viscous damping ratio of 3.0%. Based on these findings, it can be concluded that the conceptual model of the B-BRB represents an analytically and numerically viable, eco-friendly, and cost-effective seismic damping solution to enhance the seismic resilience of low-rise structures (≤ 4 stories) in earthquake-prone regions.</em></p>2026-10-31T23:13:18+00:00##submission.copyrightStatement##https://www.ejournalwiraraja.com/index.php/FT/article/view/5461PENGARUH PENAMBAHAN SERBUK KALSIUM KARBONAT TERHADAP SIFAT FISIKA PAVING BLOCK2026-11-01T10:56:30+00:00Dwi Deshariyantodwi@wiraraja.ac.idAinur Rofekanr.rofek@gmail.comSubaidillah Fansurisubaidillah.sd@wiraraja.ac.idNor Zainahzainahnor@wiraraja.ac.id<p><em>Paving blocks are a building material widely used in ground surface paving projects, particularly in residential areas, sidewalks, and other public facilities. This study aims to analyze the factors contributing to material waste in the CWI-02 ITS project using the Partial Least Squares Structural Equation Modeling (PLS-SEM) approach. Data were collected through questionnaires distributed to 30 respondents directly involved in the project execution. Six independent variables were examined: design, procurement, logistics, operational, residual, and production. The analysis results indicate that only two variables have a statistically significant influence on material waste: operational and residual. The operational variable has a path coefficient of 0.545, a t-statistic of 2.208, and a p-value of 0.027, while the residual variable has a path coefficient of 0.478, a t-statistic of 3.048, and a p-value of 0.002. On the other hand, design, procurement, logistics, and production variables do not show a significant effect. The R-square value of 0.910 suggests that the model explains 91% of the variance in material waste. These findings indicate that errors during field execution and poor leftover material management are the main contributors to material waste in the project. Therefore, it is necessary to enhance operational supervision and implement more effective residual material management strategies to minimize material waste in construction projects.</em></p>2026-11-01T10:55:42+00:00##submission.copyrightStatement##
